Equity Speaks Louder Than Income
Your income statement doesn't tell us if the deal is good. The equity in the asset does. We underwrite on what the property is worth, what it will be worth, and how much skin you have in the game. That's the real credit check.
Speed Is Respect
Deal windows close fast. Every day a slow lender takes is a day your opportunity is at risk. When we say fast close, we mean it — not as a marketing line, but as a structural commitment to how we operate. We make decisions and we make them quickly.
Transparency Closes Deals
We tell you yes fast. We tell you no just as fast. If a deal doesn't fit, you hear it clearly and immediately — with an explanation. No ghosting. No vague delays. Transparency isn't a courtesy; it's how trust gets built and deals get done.

We are narrow on purpose. Specialization means speed and better outcomes for the deals we take.
We fund
- Fix & flip — ARV-based, up to 12 months
- DSCR rentals — no income docs, DSCR ≥ 1.0
- Bridge loans — gap financing, fast close
- Cash-out refi on existing investment properties
- SFR and 2–5 unit multifamily, non-owner occupied
- Most U.S. states (see eligibility)
We don't fund
- Owner-occupied or primary residences
- Commercial properties or 6+ unit multifamily
- FICO below 650 without compensating factors
- Loans under $50,000
- No credible exit strategy
- Properties in ineligible states (CA, OR, ID, AZ, ND, MN, NY, NJ, NC)
